    ASSURED SHORTHOLD TENANCY

    Holding Deposit
    One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

    Security Deposit
    Five weeks' rent or Six weeks' rent (if rent is £50,000 or over per year). This covers damages or defaults on the part of the tenant during the tenancy.

    Initial Rent Payment
    Monthly, quarterly, bi-annually or annually in advance. Rent is usually calculated monthly and for the daily rate the formula used is (Monthly Rent x 12 / 365 x Days).

    Early Termination
    Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.     *Non-Housing Act tenancy is a type of rental agreement that falls outside of the provisions of the Housing Act 1988. A Non-Housing Act tenancy is for tenancies with rents exceeding £100,000 per annum and whereby it is not the tenant's principal/main home. Company tenancies are also Non-Housing Act tenancies.
