    We are totally dedicated to finding the right tenant/s for your property. We will visit your property at a convenient time to suit you. We will provide a rental valuation scale, always endeavoring to achieve the higher amount. We advise that you prepare to market your property a minimum of eight weeks before the expected completion date. We may possibly have tenants seeking a property on our applicant listing, hence not having to market at all, merely arranging a viewing and securing a tenant very quickly. If we do not have a suitable tenant on our listing for you, we will market your property on our website www.priorslettings.co.uk and www.rightmove.co.uk We will contact our relocation agent with whom we work very closely to secure a corporate or M.O.D. tenancy. We will also email all our HR contacts within the local large companies. Most of our landlords ask how long the process is, this depends on a number of things:
    • We ensure that the rental valuation is correct.
    • The property has a number of photos taken to market it at its best.
    • Other available property in the area, we must ensure that we maximize your property to its full potential.
    • Ensure that the property is ready for viewings, well presented, clean and tidy.

    We have three varieties of property management service to suit landlords of all types. These range from the all-encompassing Full Management Service for Landlords who do not live nearby or who do not want the burden of the everyday management of their rental property, to the Rent Collection Only and Tenant Find Services for Landlords who wish to adopt a more 'hands on' approach to their property portfolio.     Our fees are detailed below:

    Fully managed service 9 percent + VAT
    Rent collection service 6 percent + VAT
    Introduction fee 50 percent of the first months rent or £450 + VAT (whichever may be greater) 
    Administration charge/set up fee (Fully Managed and Rent Collection only) £250 + VAT.

    This does not include inventory charges or gas safety inspections. Energy Performance Certificates (EPC) £75.
    We would suggest marketing your property six to eight weeks in advance.We will advertise on Rightmove and also be proactive in advising our current applicants of availability. We do have applicants which we are sure would be very interested in your property. Please note. Our fees are negotiable, we can arrange a tailor-made service to suit your requirements.
