    Phipps and Pritchard with McCartneys offer various types of Valuation and Survey service on all types of property - residential, commercial and industrial - for various purposes. 'The practice undertakes Surveys and Valuations in accordance with the RICS Valuation and Appraisal Manual (The Red Book).

    Residential - A valuation of residential property may be required for a number of purposes and will include an inspection of external surfaces of the building, and interior, including a head and shoulder check of the roof and void where possible, in order to obtain sufficient information to provide a well balanced, well informed, valuation report.

    Commercial - No business or organisation can today afford to be ignorant to the value of a major asset. Valuation reports and prepare for bank and/or lending purposes and appraisals of company property assets undertaken for whatever reason. For Clients wishing to obtain advice on valuation for possible purchase, a detailed report on condition of premises can form part of the valuation as required.

    Homebuyers Survey - This service requires the surveyor/valuer to investigate and comment on the building and its condition including observations about the local area, the site, possible hazards and other matters affecting them. Where major defects are noted the surveyor/valuer will offer an opinion as to their cause and recommend an appropriate course of action. The report concludes with a valuation of the property in its current condition and is considerably more detailed than a valuation report. Full terms of the engagement are set out in the RICS forms, copies available upon request.

    Negotiation & Acquisition Service - Where prospective buyers are considering house purchase outside of our agency we can provide a complete purchasers negotiation and acquisition service on residential and/or commercial properties to include a report on condition of the building or Homebuyers survey, valuation advice and negotiation with Vendor or agent with a view to conclusion of purchase. An indication of costs can be given upon request.

    Building Survey - This is undertaken very often in conjunction with a qualified building engineer with comment in detail accompanied with drawings and/or photographs as necessary to amplify or confirm any problems noted. Reports are prepared for variety of reasons with schedules of works, condition and ~ dilapidation's submitted as appropriate.

    Surveys and Valuations - Phipps & Pritchard with McCartneys carry out Homebuyers Reports & Valuations.     Zoe, based and raised in Worcestershire, brings with her a wealth of knowledge and experience in a successful multi-faceted business. Her estate agency career began at Phipps & Pritchard in 2003. She has a deep understanding of the local market and has grown the catchment of the office which sees us working through Wyre Forest, Worcestershire, West Midlands and beyond. Zoe is driven to achieve the best outcomes for her clients and her passion for both property coupled with exceptional customer service really is an excellent fit with the companies core values. She is a Fellow of the National Association of Estate Agents (FNAEA) and is accredited with the Diploma in Residential Estate Agency (DipREA). Zoe heads the Kidderminster Office which operates both residential sales & lettings where her team have won the British Property Gold Award for our local area 2021, 2023 and 2024. We have won awards in both sales and lettings. In her spare time Zoe enjoys walking, entertaining and of course imparts her love for retail therapy on her family.

    Melanie Leese, Lister
    Melanie started her career in Estate Agency in Shropshire 1999 as a weekend Sales Negotiator. She managed to work her way up the ladder within various independent and corporate agents, covering Marketing, Land & New Homes, Management & valuing. Having relocated from Shropshire in 2001 Melanie has enjoyed living in Wyre Forest and has now found herself becoming a football mom! When she has any spare time, she enjoys playing netball, cycling, walking the family dog, Teddy. She loves visiting different cities with her partner Richard. She also enjoys watching live music and the odd series of Love Island and Married at first sight!

    Hayley Moran, Sales Progressor & Negototiator
    Hayley covers both Sales Negotiations and Progressions. Her day-today roles, see her guiding all sales through from agreement to completion, with excellent communication. She has worked within Phipps and Pritchard since 2020. Whilst organised and enthusiastic Hayley also likes to bring a bit of GLAM to the department, her nails will always be perfectly manicured! She is very understanding from both the Vendors and Buyers point of view, after having moved house several times herself in the last 6 year. Hayley truly understands the whole process from start to finish. In her spare time, she loves spending time with her husband and children and absolutely enjoys a good glass (or bottle!) of white wine!
