Pettengells Estate Agents through their Partners' and dedicated staff, provide unrivalled experience in the local housing market. The company was established in 1988 with the opening of the Highcliffe Office, which soon became recognised as a principal agent in the Village. The New Milton Office was then opened in 1995 enjoying a prominent location in the Town Centre and has gained a strong reputation for 'successfully selling property' throughout the local area. Following the success of the two established offices, the Christchurch Office was opened in April 2000 in the centre of the picturesque and historic town close to the magnificent Christchurch Priory. Working closely with the Highcliffe Office in the same borough, the Christchurch Office has quickly become an integral part of the business community and, like its predecessors, has established a strong and successful reputation.

MARKETING APPRAISAL

We offer a free and confidential, no obligation marketing appraisal, which will give you the opportunity to discuss both the potential value of your property and your specific objectives and requirements.

OPENING HOURS

Our three Offices are open six days a week, Monday to Saturday. They are typically open until 6pm (on week days), although, you will find us willing to conduct later appointments on request.

As we recognise that not everyone uses the Internet, we also advertise in several local property papers on a regular basis, to ensure that all potential buyers are made aware of our clients properties.

ACCOMPANIED VIEWINGS

We have a company policy of accompanying all viewings, so you can be assured that your property will be shown to its full potential by an experienced Sales Negotiator.

FEEDBACK

We give feedback to our vendors after all viewings, in addition to regular updates on general market trends.

Before formalising any agreed sale we will QUALIFY any prospective purchasers ability to proceed and establish the likely timescale of any related chain. Auctions/Sealed Bids

Whilst most homes are best marketed by the traditional 'private treaty' method, there are some properties where the best figure may be achieved by auction or informal tender/sealed bids. We can of course advise and where appropriate coordinate the best method of sale.

Finance/Mortgages

We are happy to recommend a well established and independent local mortgage broker should you require any assistance in this regard.

Land and New Homes

Our company has extensive experience in structuring land deals and over the years we have successfully liaised with a significant number of property developers, large and small, both in terms of selling the land to build on and also successfully marketing the New Build properties on their behalf.

Survey

We are able to recommend a local surveyor, who would provide you with a comprehensive Building Survey report. The report would advise on whether the property you have agreed to purchase is a reasonable proposition for purchase; highlight any structural issues, dampness, timber defects, condition of the roof down to drains and services; a list of urgent and significant defects, maintenance issues, legal issues, a valuation and an insurance figure.

SENIOR PARTNER - CHRISTOPHER LANE, FNAEA - is one of the founding Partners of Pettengells and has been operating in the Estate Agency industry locally between Christchurch and New Milton since 1984. He is a qualified (non practising) buildings surveyor and a Fellow member of the National Association of Estate Agents. Born in Lymington he has lived in the Highcliffe Village with his family since 1996.
