    At College and County we pride ourselves on our personal service when it comes to selling property. We specialise in the Thame, Oxford and the surrounding areas and know our core areas intricately, ensuring accurate pricing and healthy competition. Please read on if you'd like to know more about our selling process.

    Step 1 Ensure an accurate valuation

    Please call our offices in Thame on 01844 399292 or Oxford 01865 955050 or request a sales valuation online and we will arrange an appointment to come and value your property at a time convenient for you.

    We are open 6 days a week with viewings and valuations taking place into the evenings. It's really beneficial for our team to meet you to get a better idea of what you would like to achieve through the sale of your property, plus we are able to talk you through historical data of previous sales we have completed in your area.

    We will follow up in writing with the price we feel we can achieve for your property taking into account the current market levels in your area. We pride ourselves on our street to street knowledge Thame and Oxford and are always confident that we will achieve the best price for your home.

    Step 2 Instructing and marketing your property

    Within 24 hours of instructing College and County, we will organise professional photography, flooplans, and an EPC. Your property will be uploaded to our website and on other online portals (including Rightmove, and OnTheMarket) once you have approved your property brochures. In addition, we have an online database of buyers who we speak to on a regular basis, our team will already have spoken to those matching your properties criteria creating some initial excitement.

    Once your property is live on our website and on other online portals (including Rightmove, and OnTheMarket) we email bulletin our database, follow up with calls and start to arrange viewings. Marketing brochures will be produced and handed out to all interested parties.

    Our marketing department works closely with local and National press to promote College and County and our properties, plus we run additional paid online advertising campaigns in property related portals which focus on our sales stock.

    In addition to comply with our AML laws and regulations, we will require two forms of identification (passport and driving licence) are normally the best, a further list of acceptable forms and be provided on request.

    Step 3 Presenting your property

    Whether you live in the property yourself or it is tenanted - its imperative that we give the best first impression to our viewers. De-cluttering can make a huge difference as can a touch of paint. Your sales agent can offer a few useful suggestions plus we have a local maintenance company we use regularly who we can highly recommend.

    Step 4 Receiving an offer

    As soon as an offer is received we will notify you both verbally and in writing. Any special conditions will also be stated in writing and we will check the buyer's ability to proceed before you decide whether to accept the offer.

    Step 5 Offer agreed

    Once you accept an offer we will do the following:

    • Prepare a memorandum of sale
    • Write to all parties to confirm the agreed price
    • Ask you to confirm your solicitor's details

    Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.

    We will keep in touch at every stage and encourage the process to run as smoothly and quickly as possible. There are no legal obligations until contracts are signed.

    Step 6 Exchanging contracts

    The following has to be completed before contracts can be exchanged

    • Preliminary enquiries following receipt of draft contract
    • Evidence of a good title
    • Specific issues highlighted in the Lease, if applicable
    • Local search queries
    • Fixtures and fittings to be included in the sale
    • The buyer's mortgage offer

    If this contract is agreed and signed, the buyer will transfer the agreed deposit (this is usually 10% of the total sale price) which is confirmed by the solicitor once received. The completion date can now be agreed.

    Step 7 Completion

    Completion is when the final monies (usually 90%) are transferred from the buyer's solicitor to your solicitor's account.
    Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
    Your house is now sold, Congratulations.

    Our role at College and County is to ensure your buying process runs as smoothly as possible through constant communication with yourself, the seller and all other parties. For more detail, please read on.

    Step 1 Register your Interest

    The first step to finding the right property is by registering your details with one of our offices in Thame (01844 399292) or Oxford (01865 955050). Alternatively you are more than welcome to visit our offices at (55 North Street, Thame or 9-10 St Clements, Oxford) and sit down with a member of our team to discuss your needs.

    Step 2 Finding your Property

    All our properties are uploaded to our website within 24 hours of instruction and, once you're registered with us you will receive bulletins with all new properties that meet your criteria. In addition, our sales team will keep in touch and pre warn you of any relevant properties they know coming to market, you'll be the first to hear and the first to view.

    Step 3 Viewings

    Our sales team are committed to providing the most flexible service possible meaning we will do our very best to work around you in terms of viewing times. We will always be present throughout the viewing to answer any questions you have and can either meet you at our offices or at the property.

    Step 4 The Offer Process

    Great News, you have found a suitable property and you'd like to make an offer. We would require this in writing (email is preferred) ideally with the following documentations:

    • Proof of Address
    • Identification
    • Solicitor details (if possible)
    • Mortgage information (if possible)

    We understand having all of the above may not be realistic, again we are very flexible and we understand that every sale is different. There are no legal obligations on either side until a sales is agreed.

    Step 5 Offer Agreed

    If you're offer is accepted by the seller we will prepare the following in writing

    • Memorandum of sale
    • Confirm the price and specific requirements with both yourself and the seller
    • Confirmation of solicitor and mortgage details.
    • ID is obtained to comply with our AML regulations

    You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

    We would always suggest using a solicitor local to the area and we would be more than happy to recommend companies who we use on a regular basis, similarly, we have an excellent mortgage broker we can recommend - please ask your sales agent for more details.

    Step 6 Conveyancing

    The following will be undertaken by your solicitors:

    • Raise any enquiries on receipt of the draft contract from the seller's solicitor
    • Begin local searches
    • Confirm date of exchange.

    Our team will work alongside your solicitors throughout this whole process ensuring it runs smoothly and efficiently.

    Step 7 Survey and Mortgage Offer

    Your mortgage lender will organise for a survey of the new property and advise on the value. Once you have received their valuation report, a formal mortgage offer will be sent to you and your solicitor.

    Step 8 Exchanging of Contracts

    When all the above has been agreed, the contract can be exchanged. Once signed by both parties (and a deposit agreed by both yours and the sellers solicitors has been transferred) you can agree on a final completion date.

    Step 9 Completion Day

    Completion is when the residual monies (usually 90%)) are transferred from your solicitor to the seller's solicitor's account. On the day of completion, our team will be in constant communication with your solicitors and will know as soon as the money is cleared in the sellers account.

    As soon as this takes place, you become the legal owner of your property.

    You can either meet the sales team here at our offices, else request for them to meet you at your property with the keys.

    Step 10 The Move
