    In an ideal world properties would be maintenance free and tenants would all be wonderful people.

    Unfortunately, this isn't always the case but being a landlord needn't be hard work.

    We are dedicated to finding you the best tenant and letting your property at the best market rate. We don't go in for gimmicky sales techniques or knocking other agents. We prefer to focus our time on what we do best, taking care of our clients and their properties.

    Our extensive rental portfolio ranges from one bedroom apartments to prestigious country residences. We advertise on all the major property portals and are consistently the number one agent on Rightmove in our area.

    Our experienced staff are highly trained, extremely helpful and driven by providing the best customer care. Between us there isn't much we haven't seen or dealt with.

Moving in

    Check in
    Check in takes place at our offices in Bathgate. At this point you will sign and collect your tenancy agreement, inventory and schedule of condition (managed properties) and other important documents relating to your tenancy. Our trained staff will guide you through the legal documents and give you information on utilities, council tax, payments, maintenance and insurance. Please bring with you a copy of your insurance documents.

    Payments
    Your first months rent and security deposit are both payable on the date of entry. The most efficient method of payment is online and this should be done at least two days prior to entry and received into our bank account prior to you receiving the property keys. We also accept card payments.


    Tenancy agreement
    Your agreement will be a Private Residential Tenancy Agreement. It is a legally binding document between you and your landlord, applicable only to you and the property you are renting. It states the amount of rent and your rights and responsibilities.


    Insurance
    Please bring a copy of your insurance to check in

    It is strongly recommended that you obtain insurance to cover the landlords fixtures and fittings during the tenancy, in case of accidental damage. The landlord will insure the building.

    Completion pack

    At check in you will be given a completion pack with the documents relating to your tenancy, including:

    • signed lease

    • inventory & photographic CD (managed only)

    • repairing standards information

    • meter reading & utility company details

    • maintenance information

    • emergency contact

    • receipt for funds received

    Rights and responsibilities

    These will be detailed in your tenancy agreement which you should read carefully. In general, tenants are required to keep the property and its contents in good condition and pay your rent on time each month. You will be committed to paying rent until the end of the agreed term and may face legal action if you break the terms of the agreement. If your circumstances change for any reason during your tenancy, please advise us as soon as possible.

    Myself and my partner came to Castlebrae after having experienced some of the worst service EVER with another local agent. We walked into Castlebrae and we were seen straight away, we explained what we were looking for and they were able to show us a couple of properties that suited our needs. I am a serving police officer and my partner is a store manager so we are busy people yet Castlebrae were able to work around our shift patterns and arrange viewings without any problems. We were shown around the properties that we viewed by Alistair who was very professional and knowledgeable. Once we decided to note our interest in renting our property at Russell Road, Bathgate we were kept up-to-date by phone and email and a time was arranged, again around our shifts at short notice to get all the documents signed (Staff at Castlebrae also took the time to fully explain these). Once in the property we had a couple of maintenance issues with a bathroom and extractor fan and a leaking toilet both were fixed very quickly without quibble,the latter in fact being fixed by an on call plumber sent out during the Christmas period. Unlike some other letting agents I have used in the past Castlebrae seem to really care about their tenants and solve any problems quickly all with excellent service and knowledge of their industry.
