    We make renting simple

    Once you've decided on a property, complete the Holding Deposit Agreement form (click here). Once completed, it will be immediately returned to us and we will then issue an invoice for the holding deposit. Once we have received both the completed form and payment of the holding deposit the property will be taken off the market and reserved for you.

    When you reserve a property, you'll be asked to pay a holding deposit, equal to one weeks rent. This then goes towards the first months' rent. Before your tenancy starts (and sometimes within 15 days), you'll be asked to pay the remainder of the first months rent, and there will usually be a refundable deposit to pay, usually equal to one months' rent but not more than 5 weeks rent.

    In addition to the above, here is a list of other charges that may be incurred by a tenant:

    • Out of hours call out: If you are locked out of your property outside of office hours, unfortunately, it may not always be possible for the agency or landlord to provide access to the property, in these circumstances it will be your responsibility to arrange a locksmith and you will be responsible for their invoice
    • If a contractor is called out at any time as a result of a tenant's actions, the tenant is liable to pay the contractors invoice at the time of call out
    • If there are any changes to be made to a tenancy, such as a change of sharer, pet addendum or variation to the agreed terms or if the landlord agrees to allow early surrender of tenancy without holding tenants to contract (in very rare instances) then a fee of £50 is payable to facilitate necessary documentation and to cover administrative costs
    • Keys, the sum of £15 per hour will be charged to facilitate any replacement keys along with the cost of the keys required as well as the necessary cost of replacing any locks, communal or security keys.
    • Early surrender of the tenancy: Strictly with the landlord's or his agents prior written consent and subject to certain conditions that may include the landlord's reasonable costs associated with the re-letting of the premises, the tenant might be allowed to surrender or give up this tenancy before it could otherwise lawfully be ended.
