Sellers 10 Steps to Auction Success

    Selling a property by auction is easier than many people think, and the prices that we achieve are usually higher than expected too. You can follow our easy ten step guide below and if you are considering the possibility of selling by auction then call us on 0161 925 3254 for further details.

    Seeking Advice
    • It all starts with an email enquiry or a phone call to Auction House. We will ask you about your property, your situation and your requirements.
    • An Auctioneer or an Auction House Valuer will visit and inspect your property, then advise you on the best method of sale.
    • If it is 'Sale by Auction,' we will give Guide Price recommendations, talk you through the process and help you decide on the appropriate way forward.

     

    Instruction to Sell
    • We will confirm our terms of appointment, get in contact with your solicitor, gather together the necessary paperwork, liaise with others to get Searches, Planning Permissions, Specialist Reports, an Energy Performance Certificate (EPC), Tenancy Agreements, Architectural Plans and get Special Conditions of Sale prepared for your property.
    • We will work with you and your solicitor to help get a legal pack prepared as quickly as possible. We will then make it available online to all interested parties, and hold an 'office copy' for buyers to inspect.

    Property Details Approved
    • We will submit the property details and marketing material we have prepared for your property for you to approve.
    • Once agreed we will convert them into a format suitable for viewing on our website, create press advertising and your catalogue entry.
    • Amendments will be discussed as necessary and late revisions notified via an Addendum prior to the auction.

     

    Effective marketing campaign
    • All Auction lots are advertised extensively in the local papers where the Auctions take place.
    • When appropriate we promote auctions nationally in the Estate Gazette and other specialist publications.
    • We also pitch your property to our extensive mailing list of buyers, using email newsletters and other electronic marketing.
    • Added to this you benefit from multi office marketing through our Residential offices, and when appropriate our Joint Agents, plus extensive website promotion through major portals, auction sites and our own www.auctionhouse.uk.net.

    Open Viewings
    • We organise special Open Viewings at all properties that require access and have an experienced, well briefed member of the Auction House team present to provide guidance and ascertain interest from the many viewers.
    • Open Viewings are well advertised, highly effective and much valued by prospective Auction buyers.

     

    Catalogue distributed
    • Your property will be allocated a running order 'Lot number' and, after approval, will be added to our Auction Catalogue. These will be sent to a considerable number of buyers on our mailing list as well as those who have made specific enquiries for 'Lots' in a current Auction.
    • The Catalogue is also uploaded to the website in pdf and turning pages format and made accessible through subscription to other interested parties.

    Reserves Set
    • We gauge interest and likely bid levels at the Open Viewings and by discussion with prospective buyers. Pre-auction offers may also be received which are taken into account.
    • We agree a Reserve Price with every seller approximately 48 hours prior to the Auction and this remains confidential between you and Auction House.
    • Occasionally a pre-auction offer may be so attractive and unlikely to be surpassed in the Auction Room that we recommend its acceptance, conditional upon exchange at least five days prior to Auction Day.

     

    Auction day
    • Time is allocated prior to the start of the Auction for prospective buyers to ask any last minute questions.
    • Final amendments to the Catalogue are given out to those attending the auction.
    • Each Lot is described prior to being offered, and, hopefully after competitive bidding, sold on the fall of the hammer, with contracts being effectively exchanged at that point.
    • Sale documentation is signed in the room and a 10% deposit paid.

    Completion
    • Your Solicitors will handle the process thereafter. We will supply them with a Notification of Sale and hand over deposit monies after deducting sale costs. You will need to :
      • provide vacant possession on completion, unless the property has been sold tenanted .
      • make arrangements for key release and
      • cancel your service supplies, insurance etc.

    Know what you want
    • Auctions do not work for everyone, so make sure the process is right for you before you get in too deep.
    • It is vital you know what you want and why you want it - if you are not totally sure on this you should not attempt to buy at auction.

     

    Keep Searching
    • Subscribe to newsletters to ensure you keep up to date with all available property lots.
    • Keep reading local press and visit our website regularly to ensure you are fully aware of all upcoming auctions.
    • Hear about properties that are right for you as soon as they become available, this gives you the best chance to view options and plan your next move.

    View a Catalogue
    • View the electronic catalogue on our website. For a small subscription we can mail the printed version to you.
    • This will contain finalised details of all properties in an upcoming auction - including photos, guide prices and usually a floorplan.
    • If a catalogue is not available, you can view draft property details on our website or they can be emailed to you on request.

     

    Open Viewings
    • Try to visit the property on it's first open viewing. If possible take someone with you who's opinion you value as this will help you make a better judgement on the property.
    • Auction House Team Members will be available at the open viewings to answer any questions you have about the property.
    • Visit the property again - this will allow you to gauge whether the thoughts you had during your initial viewing were accurate.

    Surveys and Reports
    • Properties sold at auction may not always be in the best condition.
    • It is important to consider having a survey, quotes or reports from builders and specialist tradesmen before you decide to bid on a property.
    • Make sure you receive all of these prior to the auction and you have all the information you require before bidding on a property.

     

    Legal Process
    • It is important to involve your solicitors in this process at the earliest possible point.
    • They will inspect the legal packs and other information, such as searches and planning permission - these can be accessed online.
    • Their advice and expertise could prove invaluable before committing to bid.
    • Remember once the hammer comes down it's too late to change any terms or your mind.

    Organise Finance
    • You will need:
      • 10% of the purchase price available on the day of the auction (subject to a minimum on low priced properties)
      • The Buyers admin fee which is usually 0.5% of the purchase price (subject to a minimum of £500) This does vary from lot to lot and you should check the catalogue and legal pack before bidding. 
      • The remainder of the purchase price in readiness for completion (usually within 28 days of the auction)
    • You can organise this with your financial adviser, bank or through the use of short-term finance; our recommended associates are Auction Finance or Bridging Finance.
    • Note: It is important to contact your insurers as after exchange you will be responsible for the insurance of the property.

     

    Determine Your Bid
    • Be organised - ensure you determine your budget before the auction and include all costs that will occur after a successful bid, such as professional fees and stamp duty.
    • There will be an administration fee to be paid to the auctioneers for their services.
    • Set a maximum bid level before the auction and make sure you stick to it to ensure you do not get carried away and exceed your means.

    Auction Day Tips
    • Always check before the auction that the property you are interested in has not been withdrawn prior.
    • Arrive at the auction in plenty of time - auctions can often be very busy with limited space and you should make sure you are in clear view of the auctioneer's rostrum.
    • You will need to register to bid at the Registration desk on arrival. You will need to provide:
      • either a passport or driving licence
      • a recent utility bill (within 90 days)
      • solicitor details
      • finance (as stated above)
    • Last minute changes to catalogue entries will be handed out on an 'addendum' at the auction.
    • If you have any queries prior to the start of the auction, please speak to either our auctioneer or a member of the Auction House team.
    • Ensure you make it clear when you wish to bid on a property by holding up the paddle you will have been handed at Registration.
    • If you wish to bid a different amount than is being offered by the auctioneer, you can shout this out.

     

    After the Hammer Falls
    • The fall of the hammer signifies the sale which is legally binding sale.
    • At this point if you have been successful, you must pay a 10% deposit, the buyers fee and sign a memorandum of sale.
    • Make sure you have 2 forms of ID with you:
      • either a passport or driving license
      • a recent utility bill (within 90 days)
    • If the property you are interested in does not reach it's reserve and is not sold in the room - speak with a member of the Auction House team and inform them you are still interested. It may be possible for a sale to be completed quickly under auction rules.
