    TLS Estate Agents - part of TOTAL LETTINGS LTD - are a family run and independent agent based in Kingswood but covering the whole of Bristol. 
    Established in 2001, we started in a small office on Speedwell Road before moving to our current premises some 10 years ago. 
    Over the years we have built up a wealth of experience and knowledge in all aspects of residential sales, lettings and property management.

    EPC's AND FLOOR PLANS
    Before we market the property we'll need a valid Energy Performance Certificate. TLS can order this on your behalf and unlike other agents we don't take commission on the EPC's that we order. This means you'll pay exactly what an EPC costs and no more. 

    Whist the assessor is at your property, we can also instruct him to conduct a floor plan of your home. This is a great tool for buyers and really gives them a better idea of the layout - particularly if your home is quirky or a little bit different to the norm.

    INSTRUCTING TLS
    Once you are ready to go ahead, we'll visit you again to take further details of your property, measurements and photographs. We'll then compile the brochure for your property which we will use for all marketing. 

    Of course, you as the seller will get the opportunity to make sure you are happy with the brochure and our staff will make as many changes as need be until it is right. Our brochures tend to be 5 or 6 pages long with plenty of photographs and in depth descriptions meaning that your property is presented at its very best!! 

    Once you are happy with the brochure, we'll get your property on the market ensuring that its added to Rightmove and our own website in real time - meaning your home will be available to view by thousands of potential buyers instantly.

    VIEWINGS
    Viewings are 100% accompanied no matter what the time of day. Our professional agents will never leave anyone alone in your home, and what's more, once we've finished we'll provide you with fast and honest feedback.

    Once we've found a buyer and agreed a purchase price, TLS will write to your solicitors and theirs ensuring everyone knows exactly who to speak to.
