Description

Superb lodge in an idyllic setting, nestling beneath Sutton Hoo, with an extensive river frontage and views of the Woodbridge skyline.

Dairy Farm Cottage sits in a magical setting, with its land running down to the southern banks of the River Deben. Set at the end of a one-mile-long private woodland drive, the original property has been comprehensively rebuilt and refurbished by the present owner in recent years to offer well-appointed and well-laid-out accommodation, with a modern presentation throughout. It features central front and rear halls, a bespoke kitchen open plan into a stunning vaulted dining room, with a full-height glazed elevation and French doors onto a wide terrace. In addition to a twin-aspect sitting room with bay and picture windows, there is a snug/study and four double bedrooms, with three luxury bath/shower rooms, two of which are en suite. A wide parking courtyard is bordered on each side by a recently constructed triple car garage, with a multi-purpose first-floor studio annexe/gym, together with an equipment barn/workshop and a secure store.

GARDENS & GROUNDS

Dairy Farm Cottage sits amidst sheltered, secluded and secure gardens, which include sheltered terraces ideal for alfresco dining, an attractive gazebo and a natural pond overhung by willow trees. There is also a greenhouse and an area of orchard. Gates access an eight-acre wildlife meadow, through which there are mown rides which run down to the re-formed river wall. A summer house pavilion and verandah deck sit atop it, with a mooring jetty giving access to the River Deben. In all the property extends to about ten acres.

LOCATION

Dairy Farm Cottage and its neighbouring properties nestle beautifully between the National Trust’s Sutton Hoo and the Deben Estuary within a Designated Area of Outstanding Natural Beauty which is also a triple SI, creating a tranquil and protected environment and idyllic lifestyle.

The property stands at the end of a picturesque, private woodland drive, which runs a mile from the first crossing point of the Deben at the Wilford Bridge. The vendor, within the past 10 years, in conjunction with the owners of neighbouring properties, remoulded and increased the height of the river wall to provide a permanent protection from possible risk of future flooding. The views across the varied skyscape of Woodbridge, with its historic Tide Mill and prominent church towers, are as beautiful and intriguing as the views across the estuary itself.

The popular town is but a boat ride away (subject to tide). It can also be easily reached by bicycle, car or train, with Melton rail station just beyond Wilford Bridge. There is a full range of local shopping and commercial facilities, as well as a variety of recreational opportunities, numerous pubs and restaurants and top-performing schools nearby. From Melton there will shortly be direct services to London Liverpool Street Station via Ipswich. The A12, which bypasses the town, links to the county town of Ipswich and beyond to London’s M25, Stansted Airport as well as Cambridge and the Midlands (via the A14).

DIRECTIONS (IP12 3DJ)

From Ipswich travel in a north easterly direction on the A12. Continue around the Woodbridge bypass, turning right at the roundabout, signed to Orford on the A1152. Proceed across the Melton Road traffic lights and the railway line, continue across Wilford Bridge and immediately turn right (if you reach the roundabout you have gone too far), where the entrance to the private drive is marked by a thatched cottage. Follow this through the woods for exactly one mile and as the lane turns sharply left the white gates of Dairy Farm Cottage will be seen on the right-hand side with the house name plate.
