Description

Court Barton is an impressive Grade II Listed property with an intreaguing history. The older parts of the property are thought to have been built between 1301-1313, with various later additions made throughout the subsequent centuries. The southern part of the house was used as a court house by Torre Abbey, founded in 1196, which was a monastery for Premonstratensian canons. In later years, the property was an active farm until it became a private residence in more recent times.

On the ground floor an entrance porch leads into a spacious entrance hall with an oak floor that provides access to the main reception rooms. To the rear of the house is a large double aspect drawing room with a stone open fireplace, an ornate decorative ceiling and a bay window with views of the gardens. To the right of the entrance hall is a fully wood-panelled study, featuring granite windows, bespoke bookshelves within the recesses and a gas fireplace. The double aspect dining room is to the left of the entrance hall; an attractive room with exposed beams, granite windows and shelving within the recesses. Accessed via the dining room is an orangery that benefits from automated sensor-controlled windows that open and close according to temperature/rain. Bifold doors open out to an outdoor terrace and there is a raised bed for planting. Also on the ground floor is a large kitchen/breakfast room, which is well-equipped, with an Economy 7 Electric AGA, Neff electric oven and microwave, an integrated dishwasher, refrigerator and gas hob. This room has an attractive mix of flagstone, granite and slate flooring. Completing the ground floor is a useful larder, a large laundry room, utility room, a snug with French doors leading out to the gardens and a log burner, plus two cloakrooms.

Upstairs, Court Barton has a flexible layout, with five double bedrooms plus two reception rooms that could also be used as further bedrooms if needed. Lovely views can be appreciated from much of the first floor. The master bedroom has a double aspect and a large bay window that looks out over the gardens, an en suite bathroom and a dressing room. Bedroom two has the benefit of an adjacent family bathroom, kitchenette and living room, which forms a guest suite, with access via a separate staircase to the ground floor. There are three further spacious double bedrooms, plus a sitting room and a family bathroom with a walk-in shower as well as a corner bath.

Additional Accommodation:
Court Barton has a cottage and two apartments, converted in 1990, each surrounding the central inner courtyard. The additional accommodation is presented to a high standard and all have been successfully let to provide a steady income.

Butter House, a two storey cottage, has an open plan living room/kitchen dining area, a master bedroom with an en suite shower room, two further bedrooms and a family bathroom. This cottage has the benefit of a very pretty lawned garden to the side of the house.

Apple Store is a ground floor apartment, featuring three bedrooms, the master with an en suite shower room, a family bathroom, kitchen and living room. To the front of the apartment is an area of lawn for use with Apple Store.

Grain Loft is a first floor apartment with an almost identical layout to Apple Store. There is a master bedroom with an en suite bathroom, two further bedrooms, a kitchen, living room and a shower room. To the front of the apartment is an area of the lawn for use as garden space with Grain Loft.

Court Barton is located in the pretty village of Coffinswell, just 2.5 miles from the beautiful South Devon coastline at Maidencombe Beach. The village is in a Conservation Area and has an active community, with a church and a very popular inn called ‘The Linny’. Coffinswell lies in a rural valley surrounded by farmland, and has many traditional Devon cob and thatch cottages. The village is perfectly positioned between Dartmoor National Park and the beautiful Devon coastline. Dartmoor is only 8 miles away and provides opportunities for horse riding and walking; whilst other leisure pursuits nearby include golf, tennis and wonderful sailing in the waters of Torbay.

Torquay, approximately 3 miles away, is situated on the South Devon coast and has miles of sandy beaches. There are a number of excellent state and private schools within reach including Torbay’s three well-regarded Grammar schools. The lively harbour side has a myriad of restaurants and continental cafés; here you will find Torquay’s international deep water marina. For those that enjoy life on the ocean wave, the English Riviera is perfect with nine beaches within the bay, all beautiful, some secluded. The town centre of Newton Abbot is also approximately 3 miles away, with a very good range of schools, shops, restaurants, cafes, a weekly market and mainline train station. Coombeshead Academy and the well-regarded Stover School are easily accessible from here.

Exeter, approximately 19 miles away, is the most thriving city in the South West and offers a wide choice of cultural activities with the theatre, the museum, arts centre and a wealth of good shopping, including John Lewis, and an ever increasing number of restaurants, reputedly soon to include The Ivy. Many primary and secondary schools can be found in Exeter including Exeter School and The Maynard; whilst Exeter University is recognised as one of the best universities in the country.

Communication links include a direct rail service to London Paddington from Newton Abbot, and the South Devon Highway has improved the journey times to Exeter and the M5 motorway. Exeter International Airport, approximately 22 miles away, operates flights to a range of business and holiday destinations, including daily services to London City Airport.

The gardens at Court Barton are outstanding; designed by Chelsea Flower Show winner Sarah Eberle. The house and additional accommodation all surround a central cobbled inner courtyard with high stone walls that provide an excellent level of privacy. The additional accommodation is accessed via a side drive, meaning the house enjoys its own uninterrupted entrance. Court Barton also owns the car park area adjacent to the church.

To the rear of the main house is a large garden which has been thoughtfully designed with a variety of different areas of all-seasons planting and well placed seating areas. There is a spacious paved terrace which provides the perfect place for al fresco dining and entertaining. An adjacent ornamental goldfish pond creates a pleasant feature. The majority of the garden is laid to lawn, surrounded by herbaceous borders, with an ancient Mulberry tree in the middle. There is another larger pond with an adjacent area of decking that provides another seating area. To the rear of the garden, in an elevated position, is a well-maintained west facing summerhouse with surrounding decking. Wonderful far-reaching views of the surrounding landscape can be appreciated from here, towards Dartmoor and Haytor.

To the side of the house is an area of orchard with walnut, apple, plum and pear trees, as well as a vegetable garden with raised beds, a small woodland area and a greenhouse. Accessed via a concealed path at the foot of the garden is a field of sheltered pasture with separate gated access to the lane, providing excellent potential for keeping animals such as horses or sheep. Within the grounds are a number of outbuildings, including four garages, each with electricity connected. There is also a further outbuilding/garage, a store, log store and tool shed.
