Description

Upton Grey Place is a fine country home built in the 1960s to classical proportions in the grounds of a former Victorian walled kitchen garden once belonging to Upton Grey House. The garden is bordered on three sides by the beautiful old wall which provides shelter and seclusion. Situated on the edge of the highly favoured village of Upton Grey in an elevated position, the house affords wonderful far reaching southerly views from the
principal accommodation.

An impressive arched leaded portico entrance with a wide timber door gives access to the vestibule,
with further door to the reception hall. A part-cantilevered staircase ascends to the first floor, which is part galleried, with large windows at
half-landing height, whilst doors on the ground floor provide access to the main reception rooms.

On the ground floor the study overlooks the driveway to the front, there is also a cloakroom, separate WC and boiler room. The principal
reception rooms comprise a light drawing room, dining room and sitting room. These rooms all
benefit from large sash windows with southerly views overlooking the garden and are interconnecting making it an ideal entertaining space.

The house was extended in 2006 to create the magnificent kitchen/ breakfast/living room. It has been fitted comprehensively with painted units under granite work surfaces and integrated appliances including a 4 oven oil fired AGA, with
attached AGA module containing a gas hob and 2 electric ovens. There is a built-in grill, microwave
and dishwasher, waste disposal unit and water filter. The kitchen/ breakfast room also has a wood
burning stove. There are various ancillary rooms including a utility/boot room and larder. Access to the garden and part covered terrace is through 2 sets of wide French windows.

The first floor is serviced by 2 staircases. From the reception hallway, the principal staircase leads to the generous landing of the main part of the house. This gives access to the master bedroom suite with spacious private bathroom and dressing room with shower. There are 2 additional large double bedrooms, which share a Jack and Jill bathroom, a laundry room and a separate WC. The top floor consists of 2 double bedrooms, a large
shower room and storeroom. All bedrooms have wonderful views over the gardens.

The second staircase, which is accessed from the utility/boot room, leads to the first floor area above the kitchen and garage. This consists of a large double bedroom, 2 further bedrooms
and a bathroom. This part of the house is currently used as a study and offices and has separate access to the garden. It would be ideal for a
nanny/guests or granny annexe.

Upton Grey is a picturesque village situated about 4 miles south west of Odiham and is spread out over a number of country lanes. The village has local amenities and benefits from a village shop,
duck pond, Saxon Church, village hall and Public House. There are a number of footpaths and bridleways leading from the village out into the
surrounding countryside.

Independent Schools in the area include Daneshill, Cheam, Lord Wandsworth College, Bradfield,
Wellington College, St. Swithun’s and Winchester College.

The nearby village of Odiham caters for day-to-day needs whilst more comprehensive shopping and
recreational facilities can be found in Basingstoke, Farnham, Reading and Fleet.

Local and regional communications are excellent with access to the M3 (Junction 5 and 6) within easy driving distance and Basingstoke, Hook and Winchfield mainline railway stations provide a fast and regular service to London Waterloo.

The house is approached through a pair of high round stone pillars which support electronically
operated wrought iron gates. The driveway sweeps up towards the house, flanked by low stone walls with abundant planting of specimen shrubs and herbaceous borders on either side. To the front of the house there is ample parking for several vehicles. There are steps leading up towards the Victorian garden wall with a wrought iron gate giving access to the orchard and meadow. Passing the tennis court a path leads to an area of level lawn interspersed with established trees. The area of garden adjoining the parking area is planted with mature shrubs and seasonal planting.

The gardens and grounds are a particular feature of Upton Grey Place. The wonderful mature
elevated setting of the garden compliments the house well and offers extensive areas of lawn. There is a heated swimming pool partly protected by established hedging and brick walling surrounded by paving. Immediately on the
southern side of the house there is a large paved York stone terrace with steps down to a lawn. There is a good range of outbuildings that include a potting shed housing the water softener, large original Victorian glass house, pool/plant machine room, generator shed, garden store with WC, and apple/ cold storeroom.
