Burnham Overy Staithe is often regarded and revered as North Norfolk's prettiest and most desirable coastal village. Within the village the most sought after address is the gently upward sloping and very private road, Gong Lane. Sitting in splendid isolation at the top of this lane with the most extraordinary panoramic views from Lady Ann's Drive in Holkham to the east, south across the rolling countryside to the rooftops of Burnham Market, the iconic landmark that is the village windmill and finally to the sweeping coastline to the west with magnificent sunsets and sea views as far as Brancaster, this house should be all about its location; however it is extraordinary for another reason. As an Eco build, Edgefield was designed, conceived and created by the current owners using Passive House technology, a term that is defined by a house that requires very little energy to achieve a comfortable temperature year round making conventional heating and air conditioning systems obsolete. This has been achieved in Edgefield through the use of a ground source heat pump (fed by the property's own borehole) and Mechanical Ventilation Heat Recovery,  enabling  the air temperature to be set and then circulated with new clean air being replaced in every room about every 20 minutes. The reason it is not a full passive house is in part due to its location; who needs to have a completely sealed house when by opening the doors and windows it can be filled with some of the purest and cleanest sea air possible!

The house itself is quite simply stunning, it is arranged in a 'U' shape around a central south facing open courtyard, to one side is the guest accommodation comprising two double bedrooms that share a bathroom and there is also a large home office in this wing. The central entrance hallway doubles as a formal dining room and is triple height with a free floating wooden staircase that is in itself almost a piece of art. Then on the other side of this house is the hub of every home, the sumptuous and perfect kitchen family room. This room has a vaulted ceiling and has been so cleverly arranged; at the business end there is an abundance of workspace and storage with the full size electric Aga juxta positioned alongside the almost industrial brushed steel units and sink and then softened by the granite work surface of the 'V' shaped island come breakfast bar; this is a chef's kitchen. The other end of this room is partitioned to provide a more intimate dining area on one side, ideal for low key kitchen suppers, whilst on the other side is a snug area with TV set into the wall. There are sliding doors on both sides of this room so it really comes into its own during the summer months.  Taking the beautiful staircase up to the first floor you will find the reception room and it is up here that the views start to distract your eyes away from the flawless finish to this house. This distraction continues from the reception room through to the principal bedroom suite with its floor to ceiling windows offering the kind of vistas that most only see in paintings.  

Outside and to the rear there is a guest annex built with the same eco credentials. However, it is by no means ordinary. The ground floor provides two double bedrooms that share a bathroom, a well proportioned seating area and space and plumbing for a kitchenette should one wish and then a staircase takes you down to what makes this annex so unusual. Beneath the accommodation is a full size and completely soundproof music room so that the current owner can enjoy his passion for drumming without disturbing the household or indeed the neighbours. However, if you have no need for a music room it would also make an ideal cinema room, home gym or games room.

Outside, the east facing garden is mostly laid to lawn, the southern aspect offers more formal terraced planting and lawn, and a paved courtyard provides a south facing sun trap.  There is ample gravelled off street parking for several cars and, as one would expect for a house that is conceived for green energy efficiency and sustainability, there is an electricity unit in place for car charging.
Not only is Edgefield run almost entirely on green energy, it is also an intelligent house, at the tap of an iPad you can adjust the lighting and the blinds in every room, either individually or for the entire house. On a gloriously sunny day, if the house starts to warm above the temperature you have set, the blinds close automatically to shade the interior. For many the attraction for this house may have just been its location, however what the current owners have created is not just a practical home with well thought through rooms, accommodation and living space but by the materials they have used, the energy it will continue to save and the incredible attention to detail throughout, they have made a house for the future. 

LOCATION Burnham Overy Staithe is a small village on the North Norfolk Coast with a natural tidal harbour. It has a good gastro pub - The Hero. There are good walks across the marshes and long sandy beaches. It's close to Burnham Market with all of its amenities. Both Overy Town and Overy Staithe lie on the River Burn, and until the end of the Middle Ages trading ships were able to reach the village of Burnham Overy Town. Whenever a ship arrived a gong would be sounded at the top of Gong Lane in Burnham Overy Staithe, to alert the farm workers to unload the incoming goods.
