Description

Quote Property Ref :JL0210

Beautiful, first and second floor, period country mansion house apartment presenting a new owner the unique opportunity to re-design and refurbish a magnificent floor space of 2393 sq ft. Set in three acres of grounds. Double garage and parking.

Grafton Court is an attractive Victorian mansion dating from the late nineteenth century, that has been meticulously transformed into superb apartments.

Situated on the edge of the village of Temple Grafton, the Manor sits in some three acres of the most beautiful grounds, with uninterrupted panoramic views. There is a great sense of well-being as you gaze across the rolling countryside. In the near distance is woodland,  borage fields, which turn an incredible haze of purple in spring, and to complete this picture of rural bliss, in the valley you can just about make out the village cricket pitch.

The approach to the Manor is along an idyllic winding drive and as you arrive the red brick grandeur of the house and the vista that stretches out before you is nothing short of spectacular!

Apartment Number 3, offers a fantastic 2393 sq ft of floor space over the first and second floor. Having been in the same ownership for many years, the apartment now presents a new owner a unique opportunity to refurbish and re-design.

The floor space would comfortably allow for the creation of 3 bedrooms, 2/3 bathrooms or en-suites, a versatile living space and kitchen and utility.  Many of the original character features have been retained including wooden sash windows, double height skirting boards, cornicing and architraves. Large windows and high ceilings offer plenty of light into the spacious accommodation, stunning views are enjoyed across the communal lawn and open fields beyond.

In brief the living space currently offers: Central hallway with dining room, bedroom, en-suite, magnificent living room featuring a spiral staircase rising to a further two rooms. To the rear, kitchen,  bedroom, bathroom and independent W.C. There is a steep staircase to the loft room, this would make a fabulous studio space/office/ hobbies room.

There is a double garage en-bloc, with parking in front, and visitor parking at the entrance.

LOCATION

Grafton Court enjoys an enviable location, within walking distance of Temple Grafton,  surrounded by beautiful countryside.

Temple Grafton is an idyllic rural village in the Stratford district of Warwickshire, situated about approximately 5 miles to Stratford-upon-Avon and 3.5 miles east of the Roman market town of Alcester and 14 miles west of the county town of Warwick. Temple Grafton has a long association with the crusader Knights Templar, after whom the village takes its name.

The village has an active community life with a busy village hall, a friendly cricket club,  parish church,  the magnificent Church of St Andrew's, dating from 1875 and  replacing a much humbler medieval church, which scholars believe to be the place where William Shakespeare married Anne Hathaway, and two pubs, The Blue Boar and The Golden Cross.

The area is a walker’s paradise with many walking and hiking routes including nearby Oversley Woods and there is a bus stop with services to nearby towns.

A little further away there is Golf at Bidford Grange Golf Course,  and Stratford upon Avon. Racing is at Warwick, Stratford-upon-Avon and Cheltenham.

The apartment is offered with a share of the freehold. Each owner is a director of the management company GCMCO Ltd. Monthly management fee of £125 covering all external window cleaning, day to day maintenance and gardening.
