The property was flooded in 1963. Since then the environment agency have remodelled the stream course.
With a spell of heavy rain the stream surrounding the property can fill with water and become more lively - typically gaining a foot of depth. This rush of water lasts for a short time (e.g. an afternoon or overnight) and reduces down again rapidly. On three occasions in six years the vendors have seen the stream fill to reach the level of the bridge in front of the house. When this happens, water spills into the street and returns to the stream via the gap opposite the green bridge. The front gate is fitted with hinges which allow it to simply be lifted off, opening access for excess water. This high water level lasts for around an hour and reduces back to normal levels within a few hours.
The stream has not caused water to enter the house during the current vendors occupation - but for peace of mind the vendors have implemented two custom flood gates for the front door and the door into the garden room from the wood store (there is no risk at the back door into the kitchen, nor the door from the garden room into the garden). These gates fit quickly into the door openings and lock into place with a mechanism to the sides and bottom.
