Unit 9 Kilnbeck Business Park is an open-plan workshop with WC facilities but would support other configurations.

The Unit benefits from electricity connection and is secured to the front with a steel security door and a roller shutter.

There is ample, free parking on the business park and a designated bin store.

Kilnbeck Business Park is designed to attract business to the area and encourage the creation and growth of new businesses. It is the Council's intention to ensure the commercial success of the Business Park and its tenants by securing occupiers who intend to create employment and contribute to the regeneration of the local economy.

All workshops are available on tenancies for an initial term of one year and thereafter from year to year.

Monthly rent equates to £350 and is payable in advance by Direct Debit.

A rent deposit equivalent to three months' rent, i.e. of £1,050, is payable by the successful applicant.

Restrictions on permitted use:

No retailing to the general public is permitted.

No vehicle or motor repair/maintenance/storage or related businesses are permitted, however, some ancillary vehicle research and development may be acceptable, subject to obtaining the landlord's prior consent.

No animal training / care services or related businesses are permitted.

No pets, animals, birds or reptiles are permitted to be kept in the workshops or on the forecourts or any other areas of the estate.
