The land at Maviston Farm consists of a block of productive land extending in total to about 125 acres. The land is predominantly classified as Grade 3(2) by the James Hutton Institute and lies between approximately 10m and 30m above sea level. Situated on the Moray Firth, Maviston benefits from moderate climate conditions both in winter and summer that creates the ideal growing conditions for a range of agricultural crops and forestry that the area is renowned for.

Maviston was originally planted with a crop of Nordmann fir and a small pocket of Abies lasiocarpa between 2008 and 2012. During the main operation, the property contained over 675,000 Christmas trees suitable for a range of markets. Harvesting has been carried out annual with trees being selectively cut in order to leave the remaining crop with sufficient spacing to continue to grow and develop.

The last sale took place in 2023 and there remains a significant volume of remaining trees suitable for large Christmas tree markets, providing purchasers with the opportunity for immediate income. Areas of mature mixed conifer woodland and open ground with an attractive wetland and pond compliment the productive land enhancing the biodiversity and amenity within the property.

Lot 2 – Land and Building at Maviston Farm
About 20.91 Ha (51.66 Acres)

The land within Lot 2 extends in total to about 52 acres and forms an area of productive land planted with Nordmann firs between 2008 and 2012.

Classified as predominantly Grade 3(2) by the James Hutton Institute the land benefits from an open sided steel portal framed shed (30m x15m) that was formerly used as the centre of operations during. harvesting periods and for general storage.
The surrounding yard has been upgraded and provides a loading area for timber and agricultural lorries with the shed also benefiting from a mains water supply.

The crops within this lot have been thinned over time which has resulted in the remaining tress exhibiting good form, suitable for an incoming purchaser to benefit from further Christmas trees sale. There are currently two static caravans within Lot 2 and a selection of agricultural machinery. For the avoidance of doubt these will be removed prior to a completed sale.

Lot 3 – Land at East Maviston
About 10.40 Ha (25.71 Acres)

The land at East Maviston is bisected into two separate parcels either side of Lochloy Road and extends in total to about 25 acres. The land that lies to the south of the public road was planted with Nordmann fir’s between 2008 and 2012 and provides an incoming purchaser with the opportunity for immediate income from the sale of large Christmas trees that remain across the land. The land that lies to the north of Lochloy Road was planted at a later date to the remainder of the property and does not form a commercially viable crop of Christmas trees. The land is Classified as Grade 3(2) land by the James Institute and may be reverted back to agricultural, subject to consent.

Lot 4 – Land at West Maviston
About 9.92 Ha (24.27 Acres)

The land at West Maviston forms a block of productive Nordmann fir planted between 2008 and 2012 and extends in total to about 25 acres. A number of trees have been harvested and sold over time, leaving behind a selection of trees that may be suitable for the large Christmas tree markets. The land is classified as Grade 3(2) by the James Hutton Institute and is all accessed directly from Lochloy Road.

Lot 5 – Land at South Maviston
About 9.54 Ha (23.59 Acres)

The land at south Maviston lies to the southern end of the property and is accessed directly from adjoining public road. The land consists of primarily Nordmann fir planted between 2008 and 2012. Following the last sale in 2023, there remains a significant volume of trees that would be suitable for the large Christmas tree markets.
A purchaser may also have the opportunity to revert this land back to agricultural, subject to consent, for which it would be well suited.

Planning
There is currently no farmhouse on Maviston. Subject to obtaining the necessary consents from Highland Council, it is possible that a principal farmhouse from which to manage and run the farm could be granted, which would considerably enhance the value of the property.

No enquiries have been made with Highland Council to date, but there are a number of locations on Maviston which would form extremely attractive sites for a house.
