STRUCTURAL DESIGN :
The structural system is reinforced concrete . Concrete class is C40 which is a very high ressitance concrete and not commonly used in building structures. So the structure is highly conservative in structural resistance point of view. and overmeets the structural design codes .

The structure has been constructed for my self and my family , with no finanacial or commercial worries or profit targets but with high standarts. ( However I deceided to sell the property due to other plans and needs) I , as a structural engineer and holding a masters degree in Structural Mechanics from the University of Toronto, Canada, guided the whole structural construction with my team from the beginning till the end and reflected all structural assets and requirements into this very special villa in its region .


MECHANICAL SYSTEM

Air conditioning is supplied by Toshiba VRF system with one outer and 8 inner units. System can prive both cooling and heating.

Heating : The villa has also Underslab Heating again provided by Toshiba Estia Heat Pump Outer and Inner units . The Hot water and Boiler system is also feeded by this Toshiba Estia Heat Pump .

There is also a fire place in the master living room which provides a relaxation and peace.

The Villa has also heat insulation , covering the villa from outerside, providing energy savings both in winter and summer.

Plumbing : Grohe brand is used in bath and sink fixtures. The closets and sinks are Isvea brand of Italian origin . Master bedroom has a jacuzzi tub

There are two underground spare water tanks one is 5,5 tons the other is 3,5 tons , a total of 9 tons, supplying spare water for 20 days in case of a water supply breakdown


SWIMMING POOL :

4 x 10 mt of size, with a jacuzzi. The tiles are porcelain and of Serapool brand :which is the one and only leading high quality porcelain ceramic manufacturer in Turkey. . The isolation is Ardex brand of Germany. The engine and automation is mostly Astral brand of Spain.

The chemical alues and the operation of the chlorinator and lightnings are controlled and monitored via internet mobile app .


ELECTRICAL SYSTEM AND AUTOMATION :

All lighting, blinds and curtains are in KNX automation system and can be controlled from far away from the villa via internet mobile aplication. . The electrical switches are German I-luxus brand licensed and manufactured in Turkey. .

Multiwaw switching is possible through automation and any other combination of any other and different command and control can be implemented into KNX automation programme

As a precaution , only pover plugs are kept out of automation system just to spare the energy of devices and provide lighing in case of a breakdown in automation. So the safety and convinience factor is kept very high.

Public adress and Music system is provided by Denon and Audac brands, both in and out of the villa. Inner and outer areas of the villa can listen to the same music or different music at the some instant. The music or public adress can be totaly shut down in one single room through volume control system


Each room, bathroom and shared areas such as living rooms, kitchens and guest rest room areas have built in telephone infrastrure..


FIRE ALARM is applied in all rooms and shared areas . Additionally, there exist fire alarm devices, on the vrf inner units within the suspended ceiling just to be informed earlier in case ogf a vrf device fire.


FLOODING ALARM applied in bathrooms and kitchens

THEFT ALARM AND CCTV: The land is being monitored by Accusense Colorvu voice recording Cameras all around .The cameras are able to trigger sound alarm in case of an intrusion into the land. The system can be monitored and controlled through intermet mobil app

In addition to the cameras monitoring the land, the villa entrance door, all windows and blinds are also proteceted by wireless detectors which tirgger the sound alarm . These detectors are also tracked by an Alarm Control :Center ( private company) which informs the owner through gsm call in case of a probablity of intrusion and directs the local police force upon request ..

INTERNET DATA AND SATELLITE SYSTEM : The rooms and shared areas have built in data and internet sockets and the broadcast is provided through satellite antenna and built in TV jacks in each room and shared areas


OUTER LIGHTING : There is substantial amount of lighting on all facades of the villa, on the peripheral walls of the land and within the land and in the pool.


INFRASTRUCTURE ::The land peripehry has been supplied with several cable manholes on each side , so that in any additioanal request of electrical appliances, the underground cabling can be provided
The rainwater and sewage water are carried away from the land and connected to the rainwater and sewerage network .
The plans are ready fort he user in case of a repair or an additional implementation


LANDSCAPING : The land and the neighbourhood is not a newly developed part of the town. It is in an old and well established region of the town and there are several 8 7-8) 40-50 yeras old and well cared trees on the land . as well as some new ones on the borders to support the existing landscape. Front, back and side yards are new lawns

ENTRANCE : There is one remote control driveway entrance and one pedestrian entrance into the land. The doors are made of Limba tree and the frond face are covered by a special Olive tree pattern resembling the 50 yeas old olive tree in the land ...
The pedestrian entrance is suitable for wheel chair and the villa is totaly accesable for wheelchair users.. On the other hand, the gated parking area is not suitable for disables drivers .howver , the necessary renovation can be made for that purpose.
