Description

This architect-designed house is nestled high above the village, 1 km from the village of Roussillon, which is located in the heart of the world's largest ochre deposit. The house is ideal for a second home or a bed & breakfast project. It is also suitable for a couple. The village is highly popular with tourists, with its narrow streets and rustic facades colored by the ochre sands. Take a stroll along the "sentier des ocres" (ochre trail), and learn about the history of the old factory and color know-how at the Conservatoire des ocres et pigments appliqués (ochre and applied pigment conservatory). You can also dine in the many bars and restaurants offering colorful cuisine based on local produce. Art galleries, boutiques and stores invite you into the world of decorative arts, colors and the home. The house is close to the village center and therefore to all amenities, making it easy to get there on foot.

It comprises:
-On the R-1 (which acts as the first floor for the house) a living room of approx. 27 m² comprising a kitchen and dining-living room, which gives access via sliding bays to a 43 m² terrace facing nature, followed by a bedroom with private shower room of 11.08 m² with Italian shower, travertine tiling, all with south-east exposure and a WC.
- On the first floor from the natural level (which acts as the 1 floor for the house), you have a second bedroom again with south-east exposure of 10.58 m² with shower room consisting of a small sink and Italian shower. The panoramic view from these two rooms is extraordinary. On the north side, a separate entrance leads to an annex, now used as a 27.50 m² medical space, with two 10.50 m² offices. The two offices can be rented for around €500 or €600 a month each, and are currently empty for sale purposes. The space includes a 1.50 m² entrance that doubles as a waiting room, and a 3 m² toilet that meets disabled access standards. You can make the most of your purchase by renting out the two professional offices. You can also use the second office for your professional project if you have a liberal profession or need an office to work from home. The two living and working areas are really well separated, allowing you to preserve your private space.

The house's DPE is B, and it could be upgraded to class A and meet RT 2020 standards by changing the current electric water heater and replacing it with a thermodynamic electric water heater.
by replacing it with a thermodynamic electric water heater. The one for professional offices is classified as A. In the professional offices, the heating/cooling system is reversible air conditioning. The main house is heated by radiators and solar panels. The main electricity is produced by the solar panels during the day, and in the evening, the electricity produced but not used is sold to EDF. In the evening, the solar panels are no longer functional and normal electricity takes over. There's a pellet stove in the living room, but it's not in use, as the current heating system is very economical. It can be connected; the outlet is already provided. For the moment, there's no visual indication of the savings achieved. Hot water is produced by an electric cumulus heater. The roof is a flat-roofed steel trough. The façade is concrete and the cladding is concrete fibre. The French windows and doors that make up the house and the independent professional space are double-glazed aluminum. The house is built on a crawl space that doubles as a storage area, and is connected to the public sewage system via a lift pump. The property tax is €381. For the land, the floor area is limited to 40% of the plot, i.e. 458 m², but this surface would not be respectable given the constraints of the PLU (a distance of 15 m from the axis of the road must be respected), which would allow the construction of a second house of around 60 m² on 2 levels with a basement like the current house.

Roussillon is located in the heart of the northern Luberon valley, between the "petit" Luberon and the Monts de Vaucluse. The commune lies between Joucas and Saint-Saturnin-lès-Apt to the north, Gordes and Goult to the west, Gargas to the east and Bonnieux and Route Nationale 100 to the south. The nearest major towns are Apt, 12 km (10 min by car), Coustellet, 15 km (19 min by car), Aix-en-Provence, 43 km (30 min by car) and L'Isle-sur-la-Sorgue, 27 km (30 min by car).
