Freehold

Description

A fantastic detached family home that has been cleverly renovated with very well proportioned and light rooms and a delightful garden and grounds.

THE PROPERTY
Tucked away in an idyllic yet most convenient location, first glimpses of Stoke Water Cottage are most impressive with its pretty Ham stone and stone rubble façade under a pitched Roman tiled roof.

Dating back to the early 19th century, the property is surprisingly not listed and underwent a fastidious programme of works in 2009 when the property was completely renovated, rewired and replumbed, and is now immaculately presented and exemplifies modern living.

On first entering this wonderful property there is a real sense of charm, space and light with superb and very flexible and well-presented family accommodation. The open plan family kitchen is quite simply 'as good as it gets' with a dining area to one end, and sitting area to the other, with enough room for a large kitchen/dining table and huge floor to ceiling windows. Just off the kitchen is another dining room, which would also make a superb playroom. This leads through to another reception room, currently used as an office/studio/hobby room. On the ground floor is a study which is directly alongside the kitchen and sitting area, and a wonderful and very good-sized ground floor bedroom with an en suite bathroom. Also worth noting is the well-proportioned sitting room with a stone fireplace and wood burning stove. The real surprise however is the most fantastic conservatory with mosaic tiled flooring and views over the delightful garden and grounds. This room is ideal for entertaining and could happily be used all year round. There are three further bedrooms on the first floor, and a family bathroom.

The garden and grounds are certainly worth a special mention, and surround the house, with a number of specimen trees and well stocked borders and plants. This delightful garden is a utopia for children and animals, with a stream, small pond and lawned area to the south side, and on the north side the property has a grass island with a single garage and plenty of parking. It also offers the opportunity (subject to the necessary planning consents) to create further ancillary accommodation. A large woodland fully protects the property, and this is owned by the Woodland Trust. Alongside the woodland is the properties own fantastic woodland walks. There is also a green house and large vegetable patch. At the very far end is a lovely pond attracting a huge amount of wildlife.
All in all, this would make a wonderful family home in an idyllic yet very convenient location.

LOCATION
Stoke Water Cottage lies less than a mile from Beaminster, justifiably one of the most sought-after towns in the area. This vibrant, attractive market town has an excellent range of facilities including a butcher, baker, post office, chemist, hardware store, convenience stores, greengrocers, two doctors' surgeries, veterinary surgery, independent gift and tea shops, restaurants, public houses, hotel and leisure facilities. There is a wide variety of clubs and societies to choose from and Beaminster Festival, an annual event, hosts local and national artists, writers and musicians.
The Georgian town of Bridport and the coast at West Bay are within 20 minutes' drive and Crewkerne with a main line railway service to London Waterloo is approximately 7 miles, both with a further range of facilities and supermarkets, including Waitrose.
