Description

An attractive semi-detached cottage located in Galhampton, less than two miles south of the market town of Castle Cary. In need of a full scheme of modernisation and improvement, the property offers well-proportioned accommodation over two floors. Now available as an open market sale with no onward chain.

Upon entering the property, a hall gives access into a ground floor bedroom/study, a family bathroom and has an external door to a rear passageway. To the right of the hall, a door opens into the kitchen, in need of refitting, with a window to both the front and rear. A door from the kitchen then continues through to a generous sitting/dining room, which is also dual-aspect and includes a wood burning stove and the staircase.

On the first floor, there are two double bedrooms, both with double glazed windows to the front, one with an airing cupboard and another with a built-in cupboard over the stair recess. In addition, there is a separate WC on the first floor (Saniflo) with a wash hand basin.

Outside, the property benefits from ample gated off-road parking to the side, which leads to a single garage, with an ‘up and over’ door and windows to each side. Adjoining, there is a good size, enclosed garden, offering lots of potential. To the rear of the property, a gated passageway allow access to the boiler (for the oil-fired central heating) and for general maintenance. The property backs onto agricultural land, providing a pleasant rural outlook to the rear, particularly from the first floor, which has views of the neighbouring farmland and beyond, to include Glastonbury Tor.

Location:

The property is located on Galhampton Hill (A359), between the village and the town of Castle Cary. Galhampton is part of the parish of North Cadbury and Yarlington and benefits from a thriving village hall, a chapel, a good pub and a wonderful community spirit. Castle Cary is an attractive bustling market town of glowing golden stone, it is a haven of historic buildings, independent shops and boutiques and picture-perfect surrounding countryside. Dating back to 1855, The Market House remains the focal point of the town, hosting a weekly market as well as regular events. The town is home to many independent businesses including shops and art galleries. Amenities include a nursery, primary and secondary schools, a health centre, a dental practice, a library, a Post Office, a deli, grocery stores, a greengrocery, a newsagent, a chemist, pubs and tea shops. There are large supermarkets a 15-minute drive away in the towns of Wincanton and Shepton Mallet. The newly opened 'The Newt in Somerset' is just a short drive away along with the fashionable town of Bruton, home to Hauser & Wirth Somerset, a pioneering world-class art gallery. The mainline railway situated on the edge of Castle Cary makes this a great location for commuters (Paddington c. 90 mins) and the A303 is also within easy reach.

Directions:

From Castle Cary, proceed out of town on South Street (B3152) and turn left into Small Way Lane. At the junction with the A359, turn left and then take the first turning on the left into the layby which gives access to the property.
