Directions
Knowle Hill is on the outskirts of Budleigh Salteron and a continuation of the Exmouth Road. Proceed past Lansdowne Road on your left hand side the turning into ‘Invermay’s’ private drive can be found on the left hand side, just after the ‘Oak Barn’.

Outside
Approached via an impressive sweeping driveway, the extensive gardens provide areas of lawn interspersed with a mixture of formal and natural garden. There are many camellias, azaleas, hydrangeas, and rhododendrons. Gardens surround the property on all sides with patios closest to the house. Off the approach drive there are mature trees in natural woodland on both sides. A pond is fed from a natural spring and snowdrops, daffodils, primroses and bluebells abound in the woodland.

The front provides generous parking and turning area close to the garage with a fine feature iron entrance gateway giving access to the woodland and an open oak garden gazebo. Access to the rear garden is beside mature shrubs leading to private patios. Specimen trees border the south facing lawn which is backed by a hedge and fringed by flower beds. An oak pergola attached to the house supports a mature wisteria and roses.

A winding path leads up to a garden room within a woodland setting and further lawn with a large patio surrounded by rose beds and vegetable beds fringed by box hedging. Further on are a greenhouse, garden shed and utility area with access to the woodland.

There is a detached double garage with a studio / bedroom above which is approached by a separate staircase. Most convenient in its current form, but easily converted into an annexe / ancillary accommodation.

The property appears to be equally split between woodland and garden. It is thought to be in total about one and a third acres.
