Description

The Property
A classically-proportioned Victorian three bedroomed semi-detached family home in a quiet village just outside the market town of Harleston which has been tastefully extended downstairs to provide a large kitchen, a family room as well as a lounge, an office and downstairs shower room.. It has a large landscaped garden with a garage/workshop and off-road parking with a livestock area currently housing chickens. It also has field views front and rear.

Ground Floor
The property is customarily accessed by the rear porch via the landscaped gardens from the off-road parking area. Through the porch you enter the kitchen/dining room with beautiful handmade units in a rustic style with a cooking range and space for appliances, enhanced by the checkerboard flooring.

Through double doors from the dining area you enter the newly built extension and the family room with wood flooring, windows on to the patio area, a door leading outside to the rear courtyard and onward to the office/study and a downstairs shower room with double-sized shower, W.C. and hand basin. With the conjoining doors open the current owners have created an amazing space for modern family living.

Back through the kitchen to the front of the property you'll find the entrance hall and front door, stairs to the upper floors and a period sitting room (12' x 12') with an original fireplace and slate hearth with a front aspect with field views.

First Floor
There are two double bedrooms of similar size to the front(12'3" x 11'0") and rear(12'3" x 10'6") of the property both with field views. The larger bedroom features an original fireplace. There is also a family bathroom (7'1" x 7'0")with a free-standing white roll-top bath with a view! with shower attachments.

Attic Room Three
From the first floor landing the attic room bedroom three (18'10" x 17'10"max.) is accessed by a flight of alternating tread stairs. This is a brilliant use of the attic, ideal for children for whom this bedroom and study room is a daily exciting adventure, or even a small adult!! Headroom is 5'7" maximum and the space is L-shaped effectively making two undivided rooms. Please see photographs for the full effect.

Outside
The front of the property is set back and raised from the road, accessed by a small flight of steps to the front reception. A path leads round the side of the house to a charming patio area overlooking the raised landscaped garden which has a greenhouse, a garden hut with seating, a workshop/garage behind which is off-road parking for three vehicles. Further beyond is a small area which is the current home for a small family of chickens! Access to the rear of the property is via the rear porch. This is a delightful aspect to the property and adds to character and appeal of this beautiful family home.

Location
Harleston is the nearby bustling market town, home to an array of independent shops, a weekly market and frequent craft fairs and music festivals. Filled with historic buildings and plenty of character, it is a charming place to visit for shopping or culture. The beautiful Suffolk coast is also not far away; a 45 minute drive will take you to the pretty town of Southwold with its charming beach huts and pier, or further down the coast to Aldeburgh, with its promenade and pebble beach. The world renowned Aldeburgh Festival takes place every June and celebrates the connection the town has with the composer Benjamin Britten. Norwich, the cathedral city and regional centre of East Anglia, lies approximately 20 miles to the north and the market town of Diss (10 miles) has a mainline rail service to London Liverpool Street with an approximate journey time of 1 hour 30 minutes. There are international flights from Norwich via Schipol.
