A Charming Grade II listed six bedroom Georgian farmhouse brimming with character and enjoying a holiday cottage, outbuildings, orchard, paddock and river fronted field totalling 4.6 acres

Description

Bramley House is a charming Grade II listed detached six bedroom Georgian farmhouse with an abundance of characterful features and period charm such set in 4.6 acres of established gardens and grounds.

On approach the property offers a traditional farmhouse greeting with a flagstone lined hall to all principal ground floor rooms including sitting room and dining room, with exposed beams and open inglenook fireplaces.
The farmhouse kitchen, clearly the heart of this family home with its large inglenook, home to the Aga, traditional flagstone floor and double French doors leading out to a picket fence enclosed cottage style garden surrounded by stone outbuildings. Adjacent to the kitchen is a useful pantry/utility room and a ground floor bathroom cloakroom. A modern extension to the rear of the property plays host to a rear hall and further ground floor bedroom/study with French windows leading to patio and rear lawn.

A staircase rises from the front hall to a first floor half landing, the aforementioned extension, which presents as a perfect library/reading area with views out over the garden and door to a bathroom and good sized airing cupboard. A few further steps lead up to the main landing with doors to five further bedrooms including two en-suites with views over the surrounding gardens and grounds.

A stone built converted barn which was redeveloped by the current owners to create additional accommodation in the form of a superb one bedroom holiday cottage enjoys an exposed beam ceiling and enclosed level garden and beautifully crafted tree house. This particular barn is currently benefiting from a good income through holiday lets. Part of the same planning permission was a conversation of a further barn which has not been started as of yet.

Gardens and Grounds
Bramley House is set within 4.6 acres of grounds including a paddock affectionately known as The Donkey Field which includes an animal shelter and orchard both of which enjoys spectacular views of surrounding rolling countryside and natural springs currently used for the purpose of watering the gardens and servicing animals. At the bottom of the orchard there is a greenhouse and vegetable garden. A well-stocked cottage garden, accessed from French doors off the farmhouse kitchen, enclosed by picket fence and stone wall and laid predominantly to beautifully maintained level lawn with seating making a perfect spot for outdoor dining.

Further lawned areas can be found to the front of the property in true traditional Farmhouse Cottage style, and to the far rear as a recreational space with pathways that lead up towards and through the paddock and orchards. There is a level parking area which could accommodate multiple numbers of vehicles.

Just across the road from Bramley House there is a truly delightful pasture known as the River Field, used by the owners to enjoy relaxing family time and celebrations. The field has its own pond, fed by natural springs with a small brook running along the boundary. This area once played host to a charming thatched cottage which can be evidenced via a historic photograph displayed within the main house.

Further outbuildings include stables, garaging and barn stores.
