‘Mum loved the location more than anything, being directly down the road from a chemist, general store, hairdresser, florist, fish n’ chippy & Indian restaurant - while such a short walk from the park, doctors & gastro pubs.’

LOCATION, LOCATION, LOCATION is the slogan here… however, before we explain the setting, let’s talk about the features.

Set in a three storey building (Holmoaks House) with newly refurbished facilities, this apartment is perfect for a retiree looking for a peaceful option in the heart of Beckenham.

Helen, the building manager, is on call (if needed). Helen works office hours Mon-Fri, manages the block and can assist with anything as it comes up.

All areas are well maintained, the interior painted last year – with communal facilities including an immaculate garden with seating area, resident’s car park, lift to all floors, communal living room (with tv, music, games, activities arranged etc.), laundry room & communal kitchen area.

The flat itself is a generous one-bedroom apartment with oodles of storage and an open plan kitchen/living room set up.

Situated on the first floor, and with only one side adjoining neighbour, the flat is lovely and quiet, plus has a lovely view out over gardens (as shown in the photos).

Emergency cords are easily accessible in every room if required (or can be removed), and there is an intercom system which allows communication when not at the handset (to either Helen or emergency services).

Now let’s talk LOCATION.

Holmoaks House is situated on Bromley Road, just 300m door to door from the locally famous ‘The Chancery’ Pub and a parade of useful shops.

Bromley Road is a bus route, making it super easy to get into Bromley Centre or Beckenham High Street without the need to walk, but both are lovely walks too for those feeling energetic.

The neighbouring roads, including Crescent Road which is a nice route to the park, boast grand Victorian houses and are scenic strolls.

Kelsey Park (900m walk to the gorgeous entrance pictured) is one of the most popular parks in the whole of South East London – with ornamental gardens, lakes, woodland and leisure facilities.

The park has the ‘River Beck’ running through it and historically formed the landscaped park of the ‘Kelsey Manor Estate’ which gives the park it’s unique charm.

En route to and from the park, I would recommend initially walking down Crescent Road (to admire the grand houses) however returning up Chancery Lane (for cute cottages) and finishing in either ‘The Jolly Woodman’ or ‘The Chancery’ gastro pubs - two highly rated ‘proper grub’ gastros, just 300m from Holmoaks House itself.

In addition to the shops mentioned by the owners above, there are 2 x doctors’ surgeries within 700m, a dry cleaner on next row of shops, a reliable mini cab office nearby and it is within easy reach of Beckenham Hospital (1.6km) & Beckenham Spa not much further (1.8km).

For transport, there are 2 regular bus routes on Bromley Road itself (227 and 367) heading into Bromley or Beckenham, while Beckenham Junction Station is a mere 1km walk door to door. Shortlands or Beckenham are both well linked to central London – reaching Victoria in approx. 20 mins.

Early viewing is advised to avoid disappointment!
