External walls will be of insulated timber frame construction with an external leaf of rendered carrier board and feature areas of timber effect cladding.

Internal walls will be made up of timber studs and plasterboard finish.

Roof

All roofs to be finished in concrete interlocking slate effect roof tiles.

Fasciae and soffits are to be white uPVC and all gutters/downpipes are to be black uPVC.

Exterior Finishings

White K Rend scraped textured finish to rendered carrier board above a grey K Rend scraped textured finish block work basecourse.

Feature cladding will be Hardieplank ® timber effect composite weatherboard (cedar texture) in Monterey Taupe colour finish to flats and semi-detached properties, Grey Slate colour finish to detached properties, to feature areas as denoted on the elevation drawings.

Floors

The ground floor will be of smooth finished concrete.

The first floor will be made up of timber engineered floor joists finished with moisture resistant chipboard flooring above and plasterboard ceiling below.

Internal Finishings

Skirting boards and door facings will be square-faced and finished with a rounded edge, with all internal woodwork in white painted satinwood finish.

Wardrobes will have a hanging rail/s and white painted finish shelving, fitted with polished oak veneer flush finish sliding doors, except in the case of a narrower opening, where a conventional opening polished oak veneer flush finish door will be used.

Kitchen

A choice of cabinets and laminate work surfaces with a coordinating laminate up-stand above will be provided as standard.

A glass splash-back will be fitted behind the hob, where it is located against a wall.

Standard appliances will include; built-in stainless steel electric oven and separate combination microwave oven, electric induction hob, recirculating extractor hood, integrated dishwasher, separate integrated larder refrigerator and built-under freezer and, where there is no utility room/store, an integrated washing machine.

Feature lighting will be installed as part of the kitchen layout.

W.C, Bathrooms and En-Suites

All will comprise a w.c. and wash hand basin from a range which is of contemporary appearance with appropriate style tap fitments etc.

The bath in the bathroom will be fitted with a separate thermostatically controlled flexible shower kit and screen.

En-suites and ground floor shower rooms will have a shower tray with up-stand on panelled edges, complete with screen and thermostatically controlled valve.

Bathrooms and en-suites will be fitted with wall-hung vanity units and mirror cabinets, with the mirror cabinet in the bathroom being fitted with lights and defogger.

Wall tiling will be fitted to approximately half-height on all walls, with that around baths and shower enclosures being full height.

Floors will be tiled.

A choice of five coordinating tile selections will be available in each 'wet' room, which cannot be varied or inter-selected, with some rooms incorporating a feature wall, please see room layouts for specific details.

Parking, Driveways & Garages

Parking areas and driveways will have a surface finish of lock block leading from the public footpath.

Garages will be of similar construction, with exterior wall and roof finishes to complement the associated house.

The vehicular entrance door will be an electrically-operated Hormann sectional door, with colour finish to complement the house cladding.

Garage internal walls will be of painted plasterboard finish, with a concrete floor, and power and lighting will be provided.

Gardens

Where possible, gardens will be graded to suit the contours of the development and in some cases, this may involve the creation of slopes instead of retaining structures. Where such retaining structures exist, designs will be approved by an engineer to maintain different ground levels on opposite sides and may be of masonry construction, timber sleepers and vertical posts and/or other suitable formats.

Turf will be laid to front gardens.

The rear gardens will be rotovated topsoil with paving slabs leading to a rotary clothes drier, the footprint of which will be laid with timber-edged gravel.

The self-contained apartments will have designated level area for future location of the owner's own shed.
