    Here is a short guide on how to secure a property, and help you understand tenancy agreements and inventories. At David Astburys, we are devoted to helping you find your ideal home and we have your best interests in mind.

    Finding a Rental Property

    Firstly, you should think about the kind of property you would like to rent. You need to know what your priorities are, as it can be difficult to find everything you want in one property. An important decision to make early on is if you want a furnished or unfurnished property. However, most unfurnished flats now come with modern appliances such as a fridge and washing machine, so it is always a good idea to ask the landlord or agent exactly what's included.

    If you inform us with what type of rental property you are looking for, we will let you know of any properties that meet your requirements and help you find your ideal home.

    Budget

    To work out what rent you could afford monthly, total your monthly expenses (not including the rental estimate) and subtract this amount from your monthly income. The final figure is a rough guide of what figure is affordable for rent each month. Use this figure as an estimate when you're searching, if you let a member of the David Astburys team know, we can suggest suitable properties that meet your requirements.

    Finding the right location will have an impact on your lifestyle and the property you choose. An experienced local agent will be able to provide useful information about house prices, local schools, transport links and other local amenities. This will help you choose an area with confidence.

    Once you've found a rental property you like, book a viewing as early as possible. There is high demand for properties in the rental market and if you find a property you love, it's best to move fast to secure it.

    A referencing check is just to make sure that you're a suitable tenant and are able to pay your rent. We will also check to make sure that you have rented a property without any major problems in the past and we will ask for an administration fee. Be aware that if you fail any of the necessary checks, you may not be considered for the property.

    What we do

    Only once you've paid the deposit is the rental property truly secured.

    The deposit is usually the equivalent to five weeks rent and it is held for the duration of the tenancy. This deposit is held as cover for any damages that may occur and need to be repaired at the end of your tenancy.

    David Astburys protect your deposit with a government-authorised Tenancy Deposit Protection scheme.

    We will organise for both you and the landlord to sign the tenancy agreement which sets out the terms of the tenancy. After which, you will be given the keys to your new rental property.

    I'm from the north of Italy and grew up speaking Italian and German. I left Italy when I was 20 and went to Australia for a year where I worked and travelled.       I grew up in Wood Green and had big dreams of being a footballer. After some successful spells at Tottenham hotspur, Crystal Palace and even Panathinaikos in Greece, I realised my spine would like me better if I hung up my football boots and put on a suit. So I turned my focus to the property market. I have never looked back and for the last 15 years, I have developed a deep knowledge and understanding of the property landscape of Crouch End and the surrounding areas. I love connecting to people and building genuine relationships. It might be that I can guide someone through the stressful experience of selling or buying a home, or convincing friends and family to join me for a (friendly I promise) game of squash. It was no surprise to my family and friends when I decided to break away from the corporate property world and, together with co-founders Aaron and Yianni, set up the independent agency that is David Astburys. Since opening in 2016, we have tried to infuse the company with our jointly held belief that people are at their best when they feel supported, motivated and heard. The results have been extremely validating.The fact we haven't had a single staff member leave since opening, I think speaks for itself. Our reputation as an independent business within the community is also growing steadily and we plan to nurture this. Apart from my wife and beautiful children, David Astburys is my pride and joy and I have big dreams for it's future.

      Crouch End has been my home all my life, and it is a testament to the area that this is where we decided to start our own business. I have had many aspirations throughout my life, from a fairly short modelling career, to a stint playing for West Ham and Barnet FC. I think I found my true passion though, when I turned my attention to property. I enjoyed over 13 years in this industry, starting off in Lettings before moving to Sales. Eventually I had had enough of being part of a corporation and wanted to work in an independent company with a more positive ethos. Second only to starting a family with my beautiful wife, I would say my biggest achievement is being one of the founding partners of David Astburys. As the head of our corporate lettings division, I wanted to challenge the (often accurate) stereotypes of the typical Estate Agent. I believe in keeping my staff motivated, not through fear but through encouragement. I am so proud of how this company has grown, and we have big plans for the future!

      Though I am local to North London, my road to David Astburys has not been a straight one.As a young man studying at Westminster University, I took a job at my local Tesco and realised I had a head for business. I worked my way up and became a manager. After 10 years, I decided to change my path, and spent six months travelling the world. It was upon my return that I took my first steps in to the property industry.I pride myself on being organised, respectable, approachable and making sure I am always working for my client.
